Business Zoning

Zoning District Use - Central Business District (B1)
Uses Permitted	Any retail business or retail service
	Places of amusement and assembly, offices, hotels, motels, used car lots, garages, and other motor vehicle services
	Any manufacturing or processing establishment that does not create dust, smoke, noise, or odor outside the lot on which it is located and employing not more than ten persons, including the owner or operator.
	Dwelling units occupying the same building as the principal business
Uses Prohibited	Uses which, in the opinion of the Board of Zoning Adjustment, would be detrimental to the development of the B1 Central Business District as the retail shopping area shall be prohibited including specifically, but not limited to:
	a. Any manufacturing or processing establishment that creates excessive dust, smoke, noise, or offensive odor outside the lot on which it is located and which employs more than ten persons, including the owner or operator; or
	b. Any on-site activity for the exploration or development of oil, natural gas, coal, or other minerals such as drilling, storage, mining (surface, auger, pit, underground, or in-situ), blasting, loading, or transporting of oil, gas, coal, or other mineral except over or through roads forming a part of the official state coal road system approved by the Kentucky Transportation Cabinet pursuant to KRS 42.455(7) or pipelines used for interstate transmission of gas if such pipelines are lawfully pre-existing as of the effective date of Ordinance 88-6 or located in the future within federal, state, or city rights-of-way.
Conditional Uses	Public Facilities such as libraries, parks, recreational facilities, hospitals, institutions, public communications media, and the like.
	Planned-Development projects.

Uses Permitted

Any retail business or retail service

	Automobile Sales (new & used) and truck, mobile home, and boat sales and service
	Automobile Parking Lot
	Banks and other Financial Institutions, including Loan and Finance Companies
	Curio or Gift Shop
	Garages for repair of motor vehicles within a closed building
	Gasoline Service Stations, including normally related services, but not including automobile repair
	Grocery Store or Supermarket
	Motels, Hotels, Tourist Cabins, and Tourist Courts
	Restaurants, Grills, Cafes, and similar eating establishments
	Self-Service Laundries
	All signs permitted in B1 Central Business District
	Retail Centers such as Shopping Malls or Shopping Centers
	Office Buildings
	Public Facilities such as auxiliary police or fire stations, main or branch post offices, or city or state highway garages.
Uses Prohibited	Any use not listed in Uses Permitted, above, of this section is prohibited in the B2 General Business District
Special Regulations	There shall be no outdoor storage or display of merchandise, and no processing or outdoor services shall be rendered unless authorized as a conditional use. All structures accessory to an outdoor conditional use shall be located at least 35 feet from front lot lines

Curio or Gift Shop

Garages for repair of motor vehicles within a closed building

Gasoline Service Stations, including normally related services, but not including automobile repair

Grocery Store or Supermarket

Motels, Hotels, Tourist Cabins, and Tourist Courts

Restaurants, Grills, Cafes, and similar eating establishments

Self-Service Laundries

All signs permitted in B1 Central Business District

Retail Centers such as Shopping Malls or Shopping Centers

Office Buildings

Public Facilities such as auxiliary police or fire stations, main or branch post offices, or city or state highway garages.

Uses Prohibited

Any use not listed in Uses Permitted, above, of this section is prohibited in the B2 General Business District

Special Regulations
